Owning Land and FLISP: Can You Still Qualify?

Owning Land and FLISP: Can You Still Qualify?

Building the life you have always dreamed about is possible with the help of FLISP, a government housing subsidy aimed at South Africa’s gap market. Owning your own home is wonderful, empowering, and enriches the lives of the people that matter to you most. FLISP covers shortfall solutions, bridging the gap to home ownership. At FirstStep Housing, we facilitate the application process, giving you every chance at a successful outcome.

As experts in the Finance Linked Individual Subsidy Programme (FLISP), our team is often asked about owning land and FLISP: can you still qualify if you already own a plot? And how does the process look? Let’s dive into this important question so that you are fully informed and confident in your journey to becoming a homeowner.

Own Land? Here’s How to Apply

If the land you own is vacant, you can still qualify for FLISP. This housing subsidy is there to help qualifying families become homeowners, and your subsidy can be used to finance the construction of your house or the purchase of an existing property. You will need to provide proof that the land is registered in your name, as well as approved building plans, a contract with a home builder, and approved financing for the building project.

It is important to note that the builder you use must be registered with the NHBRC (National Home Builders Registration Council). If they are not registered, your FLISP application will not be approved. So, how can you be sure? Verify a builder’s registration by visiting the official NHBRC website, or let our FirstStep Housing team confirm this for you.

Own Property? You Can’t Apply

Understand the distinction between owning land and owning property. If you already own a residential property, you can not apply for FLISP. Remember, this is a once-off subsidy that is only available to first-time homeowners who meet the qualifying criteria. You can cover a shortfall after signing your OTP with help from FirstStep Housing.

Ready to claim government subsidy funds for your first house? To apply, you must be at least 18 years old and a South African citizen or permanent resident. You must also have a partner or dependants, never have owned a house before, and have a combined household income of between R3,500 and R22,000. Please have the following ready for us, so that we can get your application submitted successfully:

  • If married, a certified copy of your marriage certificate
  • If divorced, a certified divorce decree/settlement agreement
  • Birth certificates for dependants under 18 years of age
  • Certified SA ID or permanent residency permit
  • Proof of income (certified monthly income)
  • The details and OTP of the property you intend to buy
