How to Apply for Housing Subsidy Online (2026)

Applying for a government housing subsidy in South Africa is more straightforward than many people expect, especially with the right support. FLISP (Finance Linked Individual Subsidy Programme), now called First Home Finance (FHF), offers qualifying buyers a once-off grant of up to R169,264. Here is how to apply in 2026.

Check That You Qualify First

You do not need an approved home loan to apply:

  • At least 18 years old and a South African citizen or permanent resident
  • Combined monthly household income between R3,501 and R22,000
  • Never owned a residential property or received a government housing subsidy before
  • Have a spouse or dependant
  • Have a signed Offer to Purchase (OTP) for the property you intend to buy

You do not need an approved home loan to apply. FLISP can be combined with savings, a pension, an inheritance, or a stokvel. The OTP is the one non-negotiable requirement – without it, your application cannot be submitted.

Make sure you know the FLISP qualifying criteria

Step-by-Step: How to Apply Online

Step 1: Find your property and sign the Offer to Purchase. Once you have identified a property within your budget, sign the OTP with the seller. FirstStep Housing can help you draft or review this document.

Step 2: Complete the online application form on the FirstStep Housing website. You will be asked for your contact details, household income, and a few qualifying questions.

Step 3: Submit your supporting documents. You will need certified ID copies, three months’ payslips and bank statements, proof of address, dependants’ birth certificates, and your signed OTP. FirstStep Housing will confirm the full list based on your situation.

Step 4: FirstStep Housing submits your completed application to the National Housing Finance Corporation (NHFC) on your behalf and follows up until a decision is reached. The NHFC typically processes complete applications within about seven working days.

Step 5: Once approved, the subsidy is paid directly to your conveyancer. Our team also assists with bond origination and property transfer if required.

Why Apply Through FirstStep Housing?

Applying alone means navigating the NHFC’s requirements, forms, and document standards without support – a single missing document or error can delay or reject your application. FirstStep Housing removes that risk entirely. We manage everything from eligibility assessment to final approval, so you can focus on finding your home.
