FLISP: Your Path To First-Time Homeownership

FLISP: Your Path To First-Time Homeownership

We all envision a better life — one where we can provide for our families, enjoy each moment, and embrace each day with confidence. At FirstStep Housing, we’re here to help turn that vision into reality through the power of homeownership. For many South Africans, owning a home can feel out of reach. Securing a home loan is often difficult and managing it afterward can be just as overwhelming — both financially and emotionally. That’s where FLISP makes a difference.

If you fall into the “gap market”, it is unlikely that you can afford homeownership through a traditional loan. You work hard to support your family yet find yourself contributing to someone else’s mortgage every month instead of investing in a home of your own.

Fortunately, there is a housing subsidy in South Africa designed specifically to support first-time buyers in the gap market – it’s called FLISP: your path to first-time homeownership. What is FLISP? Known as First Housing Finance, FLISP is a government housing subsidy that helps by reducing your mortgage loan amount, which results in lower monthly repayments. This makes homeownership a realistic goal for those in the gap market.

What is the Gap Market?

Concerning housing, South Africa’s gap market refers to those who earn too little for typical home loans and too much to qualify for government housing (like RDP houses). These households are considered low to middle-income and can greatly benefit from a once-off housing subsidy like FLISP (The Finance Linked Individual Subsidy Programme).

FirstStep Housing provides specialised support in FLISP, making the process as simple, stress-free, and successful as possible for first-time home buyers. Here are some of the qualifying factors to keep in mind before applying. You must:

  • Earn a combined monthly salary of R3,500 to R22,000
  • Be older than 18 and a South African resident
  • Have a spouse and/or dependents
  • Be a first-time home buyer
