If you earn between R3,501 and R22,000 per month, the government’s FLISP programme (Finance Linked Individual Subsidy Programme) – now called First Home Finance (FHF) – could help you buy your first property. This once-off grant of up to R169,264 does not need to be repaid. Here is what you need to know about FLISP houses for sale in 2026.
There Is No Fixed List of FLISP Houses
FLISP is not tied to a specific set of properties. You choose any residential property that suits your budget and needs, then apply the subsidy to reduce your costs. This includes freestanding homes, townhouses, flats, and even land with an approved building contract. The subsidy can cover your deposit, bond registration costs, transfer fees, or reduce your outstanding loan amount.
Do You Qualify?
To use FLISP when buying a house in 2026, you must meet all of the following:
- Be at least 18 years old and a South African citizen or permanent resident
- Have a combined monthly household income of between R3,501 and R22,000
- Have never owned a residential property or received a government housing subsidy before
- Have a spouse or dependant
- Have a signed Offer to Purchase (OTP) for the property you want to buy

How the Subsidy Works in Practice
Once you have found a property and signed the OTP, FirstStep Housing submits your FLISP application to the National Housing Finance Corporation (NHFC) on your behalf. The NHFC typically processes complete applications within about seven working days. On approval, the subsidy is paid directly to your conveyancer and applied to your transaction.
